We understand

You shouldn't have to become a real estate expert while you're grieving.

Estate sales come with their own set of questions. Who has authority to sign? What do we do with forty years of belongings? Does the furnace need to stay on? Do we fix the roof or sell it as‑is? Who is checking on the house while we're out of state?

We've walked families through these questions many times. Our job is to answer them clearly, handle the logistics, and keep everyone informed, so the house becomes the easiest part of a hard season instead of the hardest.

Two specialists, one plan

Estate experience, paired with a long record of top‑dollar results.

Sam brings the patience, family experience, and estate‑specific systems. Chris brings more than two decades of pricing, marketing, and negotiating homes through every kind of market. Together, you get both.

Sam Heath

Sam has handled estate properties alongside his family for his entire career. That firsthand experience taught him what these transactions really require: patience with the people, precision with the paperwork, and a plan for everything from the contents of the house to the closing table.

Out of that experience, Sam built a dedicated estate process that keeps each sale organized, straightforward, and as stress‑free as possible for heirs, personal representatives, and the professionals advising them.

Clear communication and honesty are at the core of how Sam works. He sets realistic expectations, is upfront about what he sees, and never sugarcoats the details, so families can make informed decisions with confidence.

Chris Broz

Chris has been listing and selling homes since 2002. In that time he has sold through a housing boom, the 2008 downturn, the long recovery, the pandemic rush, and today's rate‑driven market, and in every one of them, his focus has been the same: get his sellers top dollar.

As leader of The Brozville Group at RE/MAX Results, Chris built the team's listing system, the pricing strategy, marketing, preparation, and negotiation playbook that each estate sale runs through. He is a Graduate of the REALTOR® Institute, a Certified Luxury Home Marketing Specialist, and a Certified Negotiation Expert.

For families, that means the person negotiating your loved one's home has seen nearly every situation a buyer can bring to the table, and knows how to protect the estate's bottom line.

Our estate process

Six steady steps, from the first phone call to the final signature.

Every family's situation is different, but the structure doesn't change. You'll always know what's happening now, what's next, and who is handling it.

  1. 01

    Listen first

We start by understanding your family, the estate's status, who the personal representative or trustee is, and your timeline. No pressure, no paperwork on day one.

  2. 02

    An honest walkthrough

We tour the home together and give you a realistic value range, and a straight answer on whether to sell as‑is or invest in a few targeted improvements.

  3. 03

    Contents, handled

We coordinate with your estate sale company or auctioneer, and line up clean‑out, donation, and hauling, so belongings are cared for and the house is ready on schedule.

  4. 04

    Prepare & present

Cleaning, repairs that actually pay for themselves, light staging, and professional photography. The home is shown at its best, with the warmth it always had.

  5. 05

    Market & negotiate

Chris's listing system goes to work: strategic pricing, broad exposure, and firm, experienced negotiation on every offer to protect the estate's proceeds.

  6. 06

    Close with care

We coordinate with your attorney and title company, arrange remote signing for heirs who live away, and handle the final walkthrough, keys, and utilities.

How we market the home

Every level of marketing, so the home sells quickly and for top dollar.

An estate home gets the same full marketing plan as every Brozville Group listing. Families get a strong result without the home sitting empty for months.

Off your plate

The details families worry about, we already have a system for.

  • Vacant home care. Regular check‑ins, secure lockbox access, and vendor scheduling while no one is living there.
  • Minnesota winters. Heat, winterization, snow removal, and other seasonal protection so the home doesn't lose value while it sits.
  • Updates for every heir. One consistent update to everyone who needs it, so no one is left out or relaying secondhand information.
  • A trusted vendor network. Cleaners, contractors, haulers, inspectors, and estate sale professionals we've worked with before.
  • As‑is or prepared. Clear numbers on both paths, so the family can decide with confidence, not guesswork.
  • Respect for the legal timeline. We work alongside your attorney's process and court or trust requirements, never ahead of them.

For estate attorneys & auctioneers

A real estate partner who makes your clients' lives easier, and yours too.

When you refer a family to us, here's what you can count on.

We stay in our lane

We don't give legal or tax advice. We support your guidance, follow the estate's authority to sell, and loop you in at the moments that matter.

Proactive communication

You'll hear from us at key milestones, listing, offers, inspection, and closing, without having to chase anyone for a status update.

Coordinated timelines

We plan the listing date around the estate sale or auction, so contents are handled first and the house goes to market clean and ready.

A reflection on you

The families you refer are treated with patience and respect. They'll thank you for the introduction.

Common questions

Gentle answers to the questions families ask most.

Can we start before probate or the trust is settled?

Often, yes, we can start planning, walking through the home, and coordinating the contents right away. Before a home is listed or sold, the person signing needs legal authority, such as a court‑appointed personal representative or a trustee. Your attorney will confirm what's needed, and we'll plan our timeline around it.

Do we need to empty the house first?

Not necessarily. Many families hold an estate sale or auction first, and we're happy to coordinate with the company you choose or recommend one. If time is tight, we can also help you sell with some or all of the contents in place.

Should we fix things up or sell as‑is?

It depends on the home and the family's goals. We'll show you realistic numbers for both, and only recommend improvements that are likely to return more than they cost. Sometimes as‑is truly is the right answer, and we'll tell you so.

Several of us live out of state. Is that a problem?

Not at all. We manage the property locally, send consistent updates to everyone involved, and arrange remote or mobile signing so no one has to travel unless they want to.

What does it cost to work with you?

There's no cost for the first conversation or the walkthrough. Our compensation is typically paid from the sale at closing, and we'll go over everything clearly, in writing, before you sign anything.

We're not ready yet. Can we still talk?

Of course. Some of our best conversations happen months before a home is ready to sell. There's no pressure and no timeline but yours.

When you're ready

Start with a quiet, no‑obligation conversation.

Call, text, or email whichever of us you'd like. We'll listen first, answer your questions honestly, and let you decide the next step.
